Healthcare Workers and First Responders
Down payment assistance of up to 5% with 1.5% of it in the form of gift funds. This is available to healthcare workers, firefighters, EMTs, police officers, border patrol agents, and firefighter administrative support staff.
Educators and Education Support Staff
Down payment assistance available of up to 5% with 1.5% of that in the form of gift funds. This is available for employees of California public and charter schools, state universities, junior college or private colleges, including administration and staff.
City and County of San Diego Programs
There are several programs that provide free down payment and closing cost assistance - up to 20%! - depending on your income. Most programs are available for those earning up to 80% - 100% of the areas median income ($106,900 as of 2022).
ADU Grants
The state of California has a grant program to support the development stages and closing costs associated with building an Accessory Dwelling Unit (ADU) on your property. The grant is up to $40,000. This is available to homeowners with household incomes below $211,000 in San Diego.
