Are you being PCS'ed to San Diego or Want to Use Your VA Loan?

Midway Ship.jpg

If you are being PCS'ed to San Diego or you live here already and want to use your VA loan or know more about it, I am here to help!

As the member of a military veteran family, it is my honor to serve our military by guiding you through the VA loan process and helping set you up for financial security and wealth.

I have completed advanced training and education to support our military personnel in this important moment and opportunity. My training includes receiving the Military Relocation Professional certification from the National Association of Realtors (NAR) and the VA Loan Certification from Mutual of Omaha, advanced training held by only a small percentage of real estate agents.

I am a proud to come from a military family. I am the granddaughter of a WWII Navy Veteran (who, at age 97, still shares stories with us) and the sister of a Navy LCDR, Patrick Kappel, who is also my real estate team leader. In addition, I have numerous uncles who served in the Army and Navy, a cousin who served in the Air Force, and a cousin who serves in the National Guard.

Thank you for the opportunity to support you with your home search and guiding you on the benefits of purchasing your home with your VA Loan.

Did You Know?

1 / Can I use a VA Loan more than once?

Yes! This is one of the best benefits of the VA loan! You can use the VA loan multiple times. That means, if you bought a home in Florida using your VA loan then sold it and PCS'ed to San Diego, you can use the loan again here.

2 / Can I have more than one VA loan at a time?

Yes! As long as you have entitlement available, you can have two VA loans at the same time.

3 / Do I really need no money to buy a home with the VA loan?

Sort of! About 8 in 10 VA borrowers put no money down to purchase their home - that's 0% down! However, you will still need some funds to cover closing costs - things like escrow fees, home inspection, appraisal fees, and lender fees. These are usually 1% - 3% of the purchase price of your home. Sometimes we can get credit from the seller to cover these costs.

4/ Can I buy a multi-family property with a VA loan?

Yes! In fact, this is one of the BEST purchases you can make with your VA loan! As long as you occupy at least one of the units, you can purchase a multi-family property of up to 4 units with your VA loan. Talk about house hacking! Rent out rooms and units to have others pay most of your mortgage - all while you put 0% down to buy a home.
